What We Help With
We have worked as a real estate agent since 2015, and we became a licensed real estate broker in 2021. We are also a Certified Divorce Real Estate Expert, which helps when two owners have to sign off on one sale. Our work covers four things: selling a house, inherited and probate houses, divorce sales, and help buying a house. Each one comes with its own paperwork and its own risks, and we take you through both.

Home Selling
Open-market house sales with careful disclosures, screened visitors and costs laid out early, so the sale stays safe and on track.

Inherited & Probate Houses
Help for executors, trustees and heirs who need to secure, prepare and sell a house that came to them through an estate.
Divorce Home Sales
Selling a house you own with a spouse you are separating from, handled with equal updates, private details and a steady plan both sides can follow.
Home Buying Help
Help buying a house around Lockeford, from reading disclosures and planning inspections to guarding your deposit and checking wire instructions before closing.
Why People Work With Us
A sale puts strangers in a property and large sums of money in motion. We treat both with care, the same way a good contractor treats a ladder and a live wire.
- 01
No one tours alone
We attend every buyer visit. Agents and buyers are identified before they step inside. You never hand a key to someone you have not met.
- 02
Valuables and medicines put away first
Before anyone comes through, we give you a short checklist. Prescriptions, jewelry, mail with account numbers and spare keys get locked up or taken out. It takes an hour and closes off the most common problems.
- 03
Wire fraud checks on every deal
Scammers send fake wiring instructions that look like they came from escrow. We tell you up front that we will never email new wiring details. You confirm any transfer by phone with escrow, using a number you looked up yourself.
- 04
Straight answers about the house
California requires sellers to disclose known problems. We go through those forms with you line by line, so they are honest and complete and a buyer cannot come back later claiming you hid something.
- 05
Meet where you are comfortable
Sit down with us at our office, or talk over the phone or a video call. For an estate or a divorce, no one has to share a room unless they choose to.
What Happens From Start to Finish
Every property is different, but the order of the work rarely changes. Here is what to expect at each point.
- 1
First phone call
You tell us about the property and what is going on. We ask who needs to sign, whether there is an estate or a court case involved, and what timing you have in mind.
- 2
Walk-through and safety prep
We look at the property with you and note anything a buyer or inspector will flag. You get the checklist for locking up valuables and medicines, and we plan who holds keys.
- 3
Pricing and disclosures
We show you recent nearby sales and talk through a price. Then we help you complete the state disclosure forms before buyers see the house.
- 4
Buyer visits and offers
We attend every tour and check who is coming. Offers come to you with the terms explained in plain words, not just the price.
- 5
Escrow to closing
We track inspections, appraisal and deadlines. Before money moves, you confirm wiring details directly with escrow by phone.

Towns We Serve
We work out of Lockeford and take on sales and purchases well beyond it. Clients reach us from Lodi, Woodbridge, Galt, Morada, Dogtown, Garden Acres, August, Lincoln Village, Country Club and Rancho Calaveras. Many of our meetings happen by phone or video, so distance is rarely a problem.

What Shapes the Cost of a Sale
Selling a house costs more than the agent's fee. We go over every cost with you early, in plain words, so nothing shows up at closing that you did not expect. Here is what moves the total.
We do not quote numbers before we know the property and your situation. Once we talk, we lay out the likely costs line by line so you can see where the money goes.
- Our fee and its terms
- Our compensation is set in a written agreement before we start. We explain how it is paid and when, and you can ask anything about it.
- Escrow, title and transfer costs
- Escrow, title insurance and county transfer taxes are paid at closing. Who pays which part can be negotiated with the buyer.
- Repairs a buyer asks for
- After a buyer's inspection, they may ask for repairs or a credit. Older roofs, aging electrical panels and worn plumbing are common requests. We help you decide what is fair to agree to.
- Court steps for probate
- A probate sale may need court notices or approval, which can add time and some legal cost. We work alongside the estate's attorney so steps happen in the right order.
- Getting the property ready
- Cleaning out belongings, fixing obvious hazards and basic yard work all cost something. We point out what is worth doing and what is not.
Questions People Ask Us
How do you keep the property safe when buyers come through?
We attend every tour, and we confirm who each visitor is before they enter. You get a checklist to lock away medicines, valuables and personal papers ahead of time. We also keep track of every key that exists for the property.
I inherited a house. Can I sell it before probate is finished?
Often the house can be put on the market while probate is open, but the personal representative has to have authority to sell. Some sales need court notice or approval. We work with the estate's attorney so the paperwork is in order before a buyer signs. Our inherited and probate houses page covers this in more detail.
My spouse and I are splitting up and barely talk. Is a sale still possible?
Yes, and it happens more often than people think. Both owners usually have to sign, and a court order may set some terms. Divorce sales are work we know well, and we can talk with each of you separately by phone or video so the sale keeps moving without forcing you into the same room.
What if I change my mind after we sign an agreement?
Until you and a buyer sign a purchase contract, you are free to end our agreement whenever you like. Walking away at that stage carries no penalty. We would rather you feel free to leave than feel stuck.
How do I avoid wire fraud at closing?
Never act on wiring instructions sent by email, even if they look like they came from us or escrow. Call the escrow company at a number you found on your own and confirm every detail. We remind you of this more than once, on purpose.
Do I have to come to your office?
No. Phone and video calls cover most of the process. The office is there if you would rather sit down face to face, and plenty of sellers never need the trip.
Can you help me buy a house too?
Yes. Our help buying a house covers finding the right property, reading inspection reports, writing offers and keeping your money safe through escrow. Many people sell one place and buy the next with us.

About Our Office
Ours is a small office with its home base in Lockeford. The jobs we know best need a steady hand: estates, divorces and sellers who want each detail handled with care. Most people who reach us are dealing with more than a sale, and we keep that in mind.
Our habit is simple. We plan for what can go wrong before it does, from who gets a key to how a wire transfer is confirmed. You hear from us directly, and you always know the next step.
